Here is the latest Real Estate Market Report for Wake Forest NC filled with the most recent and available data.  The first chart is the inventory of Homes for Sale in Wake Forest NC broken into price points.  As been the trend, the price point of $200,000 - $299,999 has the most Active Listings on the market

The Twisted Vine Wine Shoppe in Historic Downtown Wake Forest NC Offers Great Holiday Gift Ideas!

Historic Downtown Wake Forest NC has an incredible destination shop - the Twisted Vine Wine Shoppe!  Have you been there yet?

Twisted Vine is owned by some familiar faces in Wake Forest NC - yep, the same smiling and friendly faces that you see at the Wake Forest Coffee CompanyAlbert Barneto and Bob Cubillas.       

Twisted Vine has some amazing wines available from all over the world including Italy, Germany, Portugal, Spain, Australia, and France to name just a few!  They also stock some tremendous Yadkin Valley wines that come from here in our own back yard - North Carolina! When selecting their wines for inventory they reached out to the Wake Forest NC community and solicited their feedback as to what they wanted to see - so, this really is a wine shoppe for the community! 

They have wines for every budget and every occasion whether a light white wine for an afternoon picnic in the park to a deep, rich, decadent red for a dinner party!  Be sure to check out their climate controlled wine cooler - I have never heard or seen of one before but Bob was quick to educate me on the thermometer and how it works and keeps the wines at the PERFECT temperature!

The shoppe itself is beautiful!  Exposed brick walls, tall windows with rich coverings, and rustic hardwood floors lend to the ambiance and they have done a fabulous job with their displays! They have a bar set up for their special events which are popular and frequent.  Be sure to join them for one of their tastings- you never know what kind of wine you might discover.

The Town of Wake Forest NC will observe this Thanksgiving Holiday by closing both Town Hall and

Administrative Offices on Thursday the 24th and

Friday the 25th.  Police Service will not be altered during this time.


Wake Forest Bus Service

Wake Forest Bus Service will NOT be provided on Thursday, November 24th. 

Only the Wake Forest NC Loop will operate on Friday, November 25th.

Normal schedules will resume Monday, November 28th.


Sanitation Schedule

If your normal Collection day is Thursday your service will be on Friday, November 25

If your normal Collection day is Friday your service will be on Saturday, November 26

Hello Holidays!


Admit it - you are gearing up for the Holidays!  Where oh where did this year GO?  The weather got a little freaky all over the country with Halloween snow for sure in the Northeast and now with Thanksgiving just days away we are swinging back up close to the 80s.  CRAZY! 

As many of you that follow me know, Wake Forest NC is amazing during the Holiday season!  Check out some of the events for the remainder of November as we prepare for the final month of 2011 by visiting Discover Wake Forest NC.  You can also be sure to keep up with all the activity, events and specials via my Facebook Page and Twitter!

Weekends in Wake Forest NC - Nov 18 - 20, 2011

This is it!  The last weekend before the Holiday Frenzy is in full swing!  ;)  I don't know about you but I am looking forward to the Holidays this year with unprecedented excitement - I don't even think I was this excited as a little girl!  Not sure I know why I am so excited but I just am. 

Wake Forest has quite an impressive list of things to do for this pre-Holiday weekend and you won't want to miss a thing!  There is always the Farmer's Market in historic, downtown Wake Forest where you can certainly pick up a few items for your big dinner this week, Mistletoe Market, which is ALWAYS an awesome event, is this weekend, and you can drop off your donations for the 5th Annual Turkey Drive at the Wake Forest Police Department on the 19th from 9am - Noon.

The Virginia Tull Music & Art Series Presents the NC Master Chorale

The Chorale will perform Leonard Bernstein’s Chichester Psalms and Arvo Part’s Berliner Messe (Berlin Mass). Bernstein’s Psalms evokes the same lush harmonies and infectious rhythms as his West Side Story. Anthems by Parry, Brahms and Vaughan Williams complete the program. Founded in 1942 as the Raleigh Oratorio Society, the NC Master Chorale is committed to bringing the very finest in choral music performance to Triangle-area audiences. Under the direction of Dr. Alfred E. Sturgis since 1993, the Chorale boasts a 170-voce symphonic chorus and a 22-voice chamber choir.  The concert is free and open to the public. Should I Sell My Home During The Holidays? YES!

Every year I get the same call right about the same time!  It is from a seller that is contemplating taking their home off the market over the Holidays and re-listing after the New Year.  They ask me what I think......Here is what I tell my sellers and I thought I would share should you be faced with the same question.  
  • Homes are at their cleanest at this time of year.  With all of the families visiting and festivities around us the homes are decorated beautifully!  Every sense a buyer has is touched in some way from the sights of homes lit up with lights, to the sounds of Holiday music, to the smells of baking cookies and fresh cut pine trees, to the tastes of warm cider and the feel of crisp, clean air.
  • Buyers that are intending to relocate to the area are most likely to use this time of year to visit the area and research schools, homes for sale, the city, the amenities and the overall atmosphere.  Why miss that opportunity?
  • If other sellers are taking their homes off the market because "it's the thing to do" than that certainly gives you LESS competition!  Take advantage of the situation.
  • The holidays are the biggest spending time of the year.  Why miss out on buyers ready to make that purchase?  If you home is previewed during December (early) there is a good chance that you can close by the end of the year.  If closer to Christmas you can look forward to a sale shortly after the New Year.

I don't know about you but I think the Holidays are a great time of the year to try and sell your home.  Sure, there might be slightly less buyers out there but the chances of the ones that ARE out there are serious and have the money is higher.

For those of you sellers out there that are thinking of taking your home off of the market - Talk with your agent first.  If they don't mention the above I hope that you at least think about them.

Wake Forest NC Real Estate Market - Weekly Report for October 23 - 29, 2011

Below is the latest data for the Wake Forest NC Real Estate Market.  The Real Estate activity remains vibrant in Wake Forest NC with a healthy number of New Listings being added each week as well as a good number of closings.  

This past week there were 21 Homes for Sale in Wake Forest NC added to the current Inventory.

  • 12 Fair Market Resales
  • 1 Bank Owned/Foreclosures
  • 1 Short Sale

For the Week of October 23 - 29, 2011 there were 14 Homes Sold in Wake Forest NC.  Of those there were less than 1% that were Bank Owned or Foreclosures.  That is a distinct point in that most Home Sellers I speak with in Wake Forest think that REO/Bank Owned homes are the ones that are selling the most.

6 Homes in Wake Forest NC had a Status Change to Contingent this past week.  A Contingent Status reflect "conditions to be met" such as "contingent on inspections", "contingent on bank approval if a short sale" or even "contingent on buyers loan approval".  There are a multitude of reasons that a property could be Contingent and one thing to keep in mind is if you see a home that you are interested in and it is "Contingent" you should have your agent verify the reason for the contingency.  You never know, a back up offer could be made and you could end up getting the home!
