Home Improvements that Won't Break the Bank......
I am amazed at all of the shows that encourage enormous home
improvement projects that promise a huge return when you sell your home. Don't
get me wrong there are some projects that are necessary like maybe this
extremely outdated wallpaper in this picture......While
I understand that each person has different
tastes you need to remember
that when you are preparing your home for sale it must
be as neutral as possible.
A few items that I like to mention to sellers are inexpensive
in monetary value but pack a huge punch when
it comes to preparing your home for the market.
- A new accent rug that ties in several of your
colors in a room.
- New knobs and pulls for your kitchen cabinets and
drawers. Do you know that you can change the whole feel of the kitchen
with just this simple update?
- Updated light fixtures. No need to go overboard on
the extravagant chandelier but an updated fixture whether in the hall,
bath or kitchen goes a long way.
- Fresh coat of paint. Even if you have white walls
already there is nothing like a fresh coat of paint in a neutral
tone to liven up a room.
- PLANTS! A room with strategically placed plants
becomes all the more inviting. Not good with plants?
Try some silk greens to warm that room. Various heights
such as a ficus or palm in the corner, end tables are a great location
for a shorter display. Remember though, the plant should not
add clutter!
- Lighting - spot cans on the floor
inconspicuously placed in a room can add a dramatic flair
and showcase some of the finer points of a room.
- Fresh linens in the bathroom!
A little more money in the budget?
- Closet organizers! Spend a little extra and maximize
that space in the closet! Remember, if you don't have room in
your closet what makes you think a buyer won't automatically think the
same thing - no room!

- Crown moulding. Spend a weekend and trim a room
such as the dining room or master bedroom.
- Ceiling medallion - A medallion can dress up any
room and add an expressive flair.
- Spruce up the landscaping. New plants
and/or paths enhance your curb appeal.
Besides, that first look is the most important which
leads to.....
- Update your front door! Whether it is a fresh coat
of paint, new door handle and knocker or a bright
shiny new kickplate......Wow them!
Updating your home doesn't have to break the budget! These are just
some wallet-friendly ideas that will help you on your
way to getting your house ready to sell.
