Mortgages sold as investments (MBS) are in strong demand. This strong demand by investors is driving mortgage rates lower this morning. There is an increase in the cost of getting a loan as of yesterday. What is really sad about this? It happens ALOT! Sellers find themselves in a short sale situation with ACTIVE offers on the table and the "big" banks are still pushing through with Foreclosures. I have both buyers and sellers ask me "Why"? I wish I had a reasonable answer or even an answer that made sense......I just don't. None of us do.
You can be sure that the home in Jennifer's story below though will end up on the market at a lower value and contribute to the declining values of its surrounding neighborhood.....SAD! Incredibly sad!
Dear Wells Fargo, Congratulations! You've bought a house! I know you are going to be very happy there. The schools in the area have a great reputation. What's more, there is a community pool, tennis courts, and an extensive trail system throughout the area's lakes and open space. Even though you have never seen the house or been inside - in fact, you aren't even in Colorado - I know that you will appreciate the 5 bedrooms and 4 baths. The basement is set up perfectly for out of town guests, with its full bedroom and bath and large rec room. I'm sure you will have a lot of visitors who will want to take advantage of your hospitality, so you'd better make sure you have plenty of towels! And what a wise choice you have made, declining the short sale offer that was $8,000 more than what you have declared to be the opening bid at the foreclosure auction. So shrewd. I'm certain that the legal fees and holding costs and loss you are taking on the original loan are much, much less than that. What an excellent business decision! Plus, this house has so much room! Not to mention a 3 car garage and large yard with a brick patio. Oh, Wells - may I call you Wells? - imagine the warm summer days you will spend on the patio barbeque-ing with your friends. Will you invite Bank of America? And Citigroup? And Chase? Enjoy your new home! I can only imagine that when you saw this beauty come up in your loss mitigation files, you could hardly wait to move in. Why else would you force this foreclosure auction when there is a valid offer in the works? You knew the sellers were in dire straits when you got their hardship letter. Loss of income? Pish! Terminal Cancer? Tosh! You wanted this house, and - by golly! - you got it. Nice job. Have fun at the auction! I don't know why, but I still find it amazing when Potential Buyers get mad at me for not dropping everything at a moments notice and meeting them at a vacant house. Mind you, complete strangers! By my nature, I am a friendly person, never met a stranger and can ALWAYS strike up a conversation. I love meeting new people and finding out what they are about, how they live their life, what they enjoy and what we have in common. My career also dictates that I have this pre-determined outgoing nature - I mean, really? How can one sell Real Estate if they don't like meeting new people.What may be one of my greatest assets could one day be my demise if I didn't adhere to my own personal "Code of Safety" and listen to my common sense. There are simple rules that I self-administer and well, quite frankly, if a Buyer or Seller can not appreciate them and/or respect them then we simply weren't meant for each other.
If you call me/email me and I don't know you then be prepared to meet in a public place, answer questions, and verify your identity. I am a wife, a mother, a daughter, an aunt, a friend to many and I love my security and MY LIFE. If a Buyer can not respect these wishes and rules of mine then perhaps they are better suited with another Realtor®. Caddell Woods in Wake Forest NC is an awesome community with a wonderful mix of both townhomes and single family homes is a gorgeous setting! The location of Caddell Woods makes commuting to Raleigh NC or Research Triangle Park, NC easy with Capital Blvd/US 1 just a short drive away.
