Wow, what a crazy weather week in Wake Forest NC!  While we had incredibly beautiful snow last week it became quite a hassle the rest of the week.  Kids didn't have school Monday - Wednesday and now they will have to make up several of the days on Saturdays!  My neighborhood was FULL of kids sledding and having snowball fights and there were a few injuries - my son included.  My son, Liam, decided to find the steepest driveway and go rogue.......he hit a bump and ended up in the trees.  After 4 visits with an Ophthalmologist we think he will continue to get his sight back little by little with minimal long-term damage - it has been very scary but not enough to keep him from basketball!  He played in his game last night and at one point when the coach was getting him in the game where Liam had to look to the left Liam said, "Hey, that's my bad eye!" to which the coach just responded "Well, use your GOOD eye!"  Way too funny!

Many of the local restaurants and business had abbreviated hours this past week as well due to the weather but as the week is coming to a close things seem to be getting back to normal.  So, with that said, here is a peek at the upcoming week's schedule!  It's going to be a fantastic week with so much going on!  Don't forget the Valentine's Day Dance, Margaritas and Mambo, Art After Hours, and so much more.....

Wow, talk about an area coming to a standstill!  I know that in Wake Forest NC we have waited all season to see a few snow flakes and we got our wish over this past weekend!  Over 6 inches of snow fell in Wake Forest NC!  That may not be much to others in different parts of the country but it was a huge event here!  I have to laugh when I think of a Status Update a friend of mine put on Facebook:  "For those of you that don't live in the Raleigh NC area:  We are having a "Winter Storm EVENT"-- very fancy way of saying, "It's SNOWING"

Roads are still a little edgy this morning but little by little we will get it all cleared and be back to normal - just takes us a little longer than the rest of the country when we get snow.

The Bible in 90 Days is a Bible Reading curriculum that helps people read attentively the entire Bible in 90 days (only 12 pages per day). This is not a speed-read through the Bible class, rather more akin to reading the Bible like a novel. Each participant reads on their own, then gathers once a week with other participants. The 2009 Average Sales Price for the month of December was $303,135 compared to that of $288,895 in 2008.

While these signs will certainly be popping up in Downtown Wake Forest you will also see them on US 1A, NC 98 Hwy Business and many local streets.  There will be approximately 15 signs in all!

I do believe the cold spell has finally started to break in Wake Forest NC!  We reached 60 degrees yesterday, a HEAT WAVE, and the upcoming week looks to be milder too!  That means it is just perfect to get out and enjoy some of the fun things to do in Wake Forest NC.

Wake Forest will celebrate Martin Luther King Jr.'s birthday by honoring first-year Coach Reggie Lucas, who led the Wake Forest-Rolesville High School football team to a winning season that ended when the Cougars lost to Jack Britt in the regional final. Guest speaker, Dr. Tom Jackson, pastor emeritus at Wake Forest Baptist, will honor the coach and team on January 21 with a dinner and program. The program will also recognize the students from local schools who won the contest for art, writing, and creative performance. Now in its 16th year, the event is free and open to the public.

My great friend Dean Moss wrote a terrific post with everything in it that I have wanted to post but could just never quite put into words.  Maybe it is because Dean had such a great real-life story that illustrates so eloquently the points of properly pricing your home and why we WON'T take over-priced listings.

Don't Gamble in the Wake Forest NC Real Estate Market and Become THAT House!

What is important to remember about the Wake Forest NC House Chick is that I don't get paid until a listing sells.  What that means is...... when I list your home for sale in Wake Forest NC I go to the mat for you with marketing your home.  If your home for sale in Wake Forest NC is not priced properly chances are it will not sell.  That is a lose-lose situation - I don't get paid for my efforts and you as the seller do not get paid either - the home simply doesn't sell.

So, NO - I will not and do not take every listing and I won't.  There are some listings that would require a miracle and last time I check I hadn't quite reached sainthood.

One of the shortest meetings with a prospective Listing Client in my Real Estate Career!

The owner of a now-vacant home in the Chicago Suburb of Niles IL asked me to provide my pricing strategy and proposals last Fall.  She apparently did not like what I told her back then - and did not put the home on the market with any Real Estate Practitioner at the time.

Now, in the New Year, she surprises me with a return call.  She wants our Team to list our house now.  Under the same pricing structure as I proposed last Fall.

Problem is . . . prices in her immediate area have fallen an average of an additional 14.2% since our last meeting!

One close comparable, in the same general vicinity and Elementary School District, and in the same style and roughly the same number of square feet as her property, is still active on the market.  It is now a short sale, and has a current listing price nearly $60,000 less than it was when I met with my prospective client last November.  And it has been at this new, lower price point for over 45 days, unsold!

But she didn't want to hear about this and other realities in her own neighborhood.  She did not care about the plight of others nearby.  And she did not want to wait longer - perhaps months, even years - for the market to turn back in her favor.  She wanted her price NOW - because that's her "Break Even" number.

As a Real Estate Practitioner, I had a decision to make, right then and there.  And I made it - I would not take the listing at her too-high price.  It made no sense to do so!

Why?

It wouldn't have sold!  Further, if her listing went unsold at her demanded list price, it seemed unlikely she would later lower her asking price enough to generate a sale in today's market.  And, likely, she would have berated me every time I proposed further reduction.

So . . . faced with likely lack of respect and understanding for my future hard work on a home priced too high, coupled with about $1,000 in marketing and advertising costs, considerable time and labor to set up and manage her listing, and the slim chance of getting paid . . .

. . .  I refused to sign on!

What would have been the point?  Isn't adding an Unsalable Listing to my inventory would have been worse than not taking the listing at all?

As good ole' Michael Corleone said in the classic Godfather movie, "Nothing personal.  Just Business!"

Would a lawyer take on a fee-contingent case without a good chance of winning? 

Would any professional take on new business if they knew the chances of getting eventually paid were negligible? 

Would a staff employee take on a new full time job if the prospective company were teetering on the brink of insolvency, and it was a crap shoot whether he would ever receive a paycheck?

No!  Didn't think so!

Yet, so often in the Real Estate Business, we find desperation agents taking on haughty clients without the likely chance of bringing home a nickel to their families.  All in the name of . . . what?  Serving the community?  Serving the client?  Getting additional listing practice?

Actually . . . Nothing!

Year's ago, back when Richard Nixon was President of the United States, I remember a cute little pop song by Bill Deal and The Rhondels, based on the long-standing saying, "Nothing Succeeds Like Success."  In the Sumer of '70, I went out and plunked down $1.49 on the '45 RPM record.

Every rational Real Estate Client wants SUCCESS, and will gladly sign on with and competitively pay someone likely to get it.

The irrational ones?  Those that want their Practitioner to spend lots of money, invest lots of time, and nod their head "yes" whenever asked?  Not worth getting involved with, I would say!

You'll never get paid for the hard work you do, and neither will your clients.  So . . . what's the point?

If you want to sell your home in Wake Forest NC AND you contract me as your Realtor® you can be sure that you will receive a thorough, in-depth and detailed CMA prior to suggesting your listing price.  Now, what I don't understand from past sellers is their need to take all of the work that I have put into that CMA and decide to gamble in the Wake Forest NC Real Estate market.

When I suggest a listing price it is based on several criteria:

  1. The CMA that I prepared for your home which takes into account the current listings in your neighborhood (your competition - fair market, foreclosures and short sales), the homes that are currently under contract (how long were THEY on the market, did they adjust their price, what was the Wake Forest NC Real Estate market like when they initially listed their home, etc.) and the homes that have sold in your neighborhood in the last 3 months.  Notice I didn't say 6 months, 9 months or a year - that is just not relevant anymore.
  2. Your motivation as the seller to get your home sold quickly. Are you downsizing, relocating, upsizing, or are you in financial crisis and must sell.
  3. The condition of your home.  Is it in pristine showing condition?  (I'll reserve what I consider that for another post) Do you have curb appeal?  What stands out about your home from the competition.  And, no, just because YOU think your home is better than the competition doesn't mean that it is - you are EMOTIONALLY attached and viewing it through rose colored glasses shaded with sentimentality, warm-fuzzies and emotions.

When I suggest a list price it is because I have done the research, visited the competition, and evaluated your current situationWhen a seller counters my list price suggestion with a higher price they are only gambling in the Wake Forest NC Real Estate market.  I think they always think "what-if" - well, let me share with you some of the what if's if your home enters the market listed too high.....

  • you won't be taken seriously as a seller.  Remember, buyers have BUYER'S AGENTS and they are educated as well.  They'll know the competition and realize that you are priced too high.
  • Once you lower the price you take a huge gamble that your home has become stale.  You become THAT house.  And, if you think that you can take the house off the market and relist it you CAN'T.  Did you know that it is unethical in Wake Forest NC for a Realtor® to do that?  Besides, MLS now keeps track of cumulative Days on the Market (DOM).  Again, buyers will have a BUYER'S AGENT - they will know!
  • When you do lower the list price you may have very well missed a selling window.  Let's say you list in the Spring - the prime time to get homes fresh and sparkly and on the market.  You price too high, wait a few months and then decide to lower the price.  You have just missed one of the best selling times of the year! 

So, whether you choose me as your Realtor® in Wake Forest NC or another - trust them!  It's why we do what we do! 

  • Ask questions - I, personally, love to involve sellers in the process. 
  • Trust - the highest respect I can ask for is your trust!
  • Listen - one of the pillars of the foundation of a professional relationship is listening

Focus Groups - "Defining Small Town Charm"
Wednesday, Jan. 13 & Thursday, Jan. 14

Wake Forest is often recognized as a community possessing "small town charm" and "small town character." Distinguishing exactly what those terms mean, however, can be difficult. In an effort to learn how our residents define small town charm and character and what can be done to preserve the qualities that make Wake Forest such a special place, we're conducting a series of focus groups on Wednesday, Jan. 13 and Thursday, Jan. 14. The sessions will be held each day at 10 a.m., 3 p.m., and 7 p.m. at the Flaherty Park Community Center, 1226 N. White St. All area residents are invited to take part in one of these sessions which will be limited to no more than 20 participants. Those interested in participating and sharing information and opinions should register now by calling (919) 554-6100. The focus groups will last approximately one hour and refreshments will be served. Each meeting will also include a drawing for a free gift card. Please remember that when participating in a focus group there's no "wrong answer." We just need your honest feedback, so we can make sure Wake Forest remains the kind of community our residents love to call "home."
